Nobody can price a mold job from a web page. The size of the affected area, the material it is on, whether the water is still coming in, and how hard the spot is to reach can move a quote by thousands of dollars. What a guide can do is show you the published ranges, explain the parts of a Texas job that other states do not have, and give you the questions that separate a careful quote from a vague one. The full table, planning calculator and insurance notes live on the Plano mold remediation cost page.
How the numbers here work. Plano Mold Experts is a free quote service, not a mold company. The figures below are national and regional ranges published by third parties on the dates shown. Independent, TDLR-licensed Texas companies look at your home and send their own numbers. Compare at least two.
Published mold remediation prices
Typical published ranges, not quotes (Fixr Aug 2025, This Old House Mar 2026, HomeAdvisor 2025). Plano quotes come from the companies, not from this site.
| Item | Typical range | Source |
|---|---|---|
| Mold remediation, per sq ft | $10–$25 (avg ≈ $18) | This Old House 2026; Fixr 2025 ($10–$30) |
| Typical whole job | $1,500–$9,000 (national avg ≈ $3,500) | Fixr 2025 |
| Small area ≈ 50 / 100 / 200 / 500 sq ft | $500–$1,250 / $1,000–$2,500 / $2,000–$5,000 / $5,000–$12,500 | This Old House 2026 |
| Bathroom | $500–$1,500 | Fixr 2025 |
| Attic | $1,000–$4,000 | This Old House 2026 |
| Crawl space (pier-and-beam homes) | $500–$2,000 | Fixr 2025 |
| HVAC / ducts | $3,000–$10,000 | Fixr 2025 |
| Whole house | $10,000–$30,000 | Fixr 2025 |
| Mold inspection / testing (licensed assessor, separate company) | $303–$1,044 (avg ≈ $670); air-sample lab fees $250–$350 | HomeAdvisor 2025 |
| TDLR notification fee (25+ sq ft jobs) | $25 | TDLR |
| Plano per sq ft (dated) | $10–$19 | HomeBlue, Mar 2022 (dated) |
Two things to notice. The per-square-foot figure describes the mold-affected area, not the room. A 100 square foot patch behind a shower wall lands in the $1,000–$2,500 band even if the bathroom is bigger than that. And the one Plano-specific number is from early 2022, sits a little under the 2025 and 2026 national ranges, and should be read as a floor rather than a current price.
Why a Texas quote has four parts
Texas regulates mold work through Occupations Code chapter 1958 and TDLR rules in 16 TAC chapter 78. The rule that changes the bill is simple: the company that assesses may not be the company that remediates on the same project. So a job of 25 contiguous square feet or more usually involves two companies and four line items.
Licensed assessment and written protocol
A TDLR-licensed mold assessment consultant inspects, maps moisture and writes a remediation protocol specific to your home: which rooms, how much material, which methods, what containment, and what counts as passing clearance. Published national inspection ranges are $303–$1,044.
Remediation per the protocol
A separate TDLR-licensed remediation contractor writes a work plan, files the TDLR notification ($25) at least five days before starting, builds containment, removes or cleans the material and dries the area. This is the per-square-foot part of the bill.
Post-remediation clearance
The assessment consultant comes back while containment is still up, checks the work visually and by the methods in the protocol, and issues a passed clearance report. Air samples sent to a licensed lab are common here, with lab fees often in the $250–$350 range.
Certificate of Mold Damage Remediation
Within 10 days of finishing, the remediation contractor must give you the certificate on TDI form MDR-1, signed by the consultant. There is no published state fee for the form itself, and it is the document that protects you with insurers and buyers. Our certificate guide explains it.
Under 25 contiguous square feet, none of this is required. You may clean it yourself or hire anyone, and quotes for small bathroom or window-sill jobs reflect that. The catch is that a small job which opens a wall and finds more mold loses the exemption, and licensed people have to finish it.
What pushes a quote up or down
Size and material
Size is the biggest lever, and material is next. Hard surfaces such as tile, metal and sealed concrete are usually cleaned. Porous materials that stayed wet, including drywall, carpet pad, insulation and particleboard, are usually removed and replaced. Removal costs more than cleaning, and the replacement is a separate rebuild cost.
Containment, negative air and HEPA
Texas rules require containment at 25 square feet or more, and the protocol sets its type. Plastic sheeting, a sealed entry, an air scrubber running under negative pressure and HEPA vacuuming afterward are fixed costs that apply to a small room as much as a large one. That is why a 50 square foot job can still run $500–$1,250.
Access and the water source
Mold on attic decking above an air handler, behind a slab-leak baseboard with flooring to pull, or inside ductwork takes longer to reach than mold on a bathroom ceiling. And no remediation holds if the water keeps coming. The slab leak and water damage page explains why the plumber and the mold company are two different calls in Plano.
Rebuild
Remediation stops at clearance. Hanging new drywall, trim, paint and flooring is construction, often by a different company, and rebuilding walls needs a Plano permit pulled by a city-registered contractor (confirm with Plano Building Inspections). Many quotes leave rebuild out entirely, so ask.
Asbestos and lead questions in older homes
Roughly one in six Plano homes was built before 1980, and the share is much higher in Richardson. In a pre-1978 home, paid work that disturbs painted surfaces falls under EPA's lead renovation rule, which EPA runs directly in Texas, so ask whether the contractor is a Lead-Safe Certified firm. Ask too whether 1970s and 1980s ceiling texture, joint compound or sheet flooring should be sampled for asbestos before tear-out. Both are questions, not blanket requirements, and neither is in the ranges above.
Will insurance pay for it?
Sometimes, and only in part. Texas policies generally cover sudden and accidental water discharge, such as a burst pipe, and not continuous leaks or neglect. Most policies do not pay to remove mold except as part of repairing covered damage, and many cap or exclude mold remediation unless you bought an endorsement. Photograph everything before cleanup, report a hidden loss promptly once you find it, and do not count on a payout until the adjuster confirms. More in does homeowners insurance cover mold in Texas.
How to compare the quotes you receive
- Ask for a written scope that matches the protocol: square footage, materials to be removed, containment type, equipment, drying days and the clearance criteria.
- Ask which of the four parts the number covers and who invoices the clearance visit and the lab. The mold inspection and testing page covers what the assessment side involves.
- Ask whether the leak repair, rebuild, and any asbestos or lead testing are included or excluded.
- Verify each company's license at tdlr.texas.gov/LicenseSearch, and ask for the Consumer Mold Information Sheet, proof of $1 million liability insurance and the written protocol before work starts.
- Be wary of anyone who promises to remove every spore or who offers to both test and remediate your job. The second one is against Texas law.

Frequently asked questions
How much does mold remediation cost per square foot in Texas?
Published national ranges run $10–$25 per square foot of affected area (This Old House, March 2026), with Fixr listing $10–$30. The only Plano-specific figure found, $10–$19 per square foot, is from HomeBlue in March 2022 and is dated. Plano quotes come from the companies, not from this site.
Why does a Texas mold job have two companies on it?
Texas Occupations Code 1958.155 says a license holder may not perform both mold assessment and mold remediation on the same project. On a job of 25 contiguous square feet or more, a licensed assessment consultant writes the protocol and does clearance, and a separate licensed remediation contractor does the work. You pay each one.
Is the Certificate of Mold Damage Remediation an extra charge?
No published state fee exists for the certificate itself. It is a document the remediation contractor must give the owner within 10 days of finishing, signed by the assessment consultant who passed clearance. The clearance visit and any lab samples behind it are what cost money, so ask for that line in each quote.
Does the price include fixing the leak and rebuilding the wall?
Usually not. Remediation ends at clearance. Slab-leak plumbing, roof repair, AC work and rebuilding drywall or flooring are separate trades, and in Plano the plumbing, roof, HVAC and wall rebuild work needs permits pulled by city-registered contractors. Ask each company what is in the number and what is not.
