Two McKinneys, two kinds of mold call

McKinney has been the Collin County seat since 1848 and is the only large suburb on our list with a real pre-1940 core around the downtown square and the old courthouse. Around that core sits one of the fastest-growing cities in the country: 21,283 people in 1990, 195,308 in 2020, and a Census Bureau July 2025 estimate of 236,001, up 20.8% in five years.

The housing numbers show the split. The ACS 2024 5-year median year built is 2007, yet 7.8% of McKinney’s 74,072 occupied homes predate 1980, a higher share than Frisco, Allen, Wylie or Murphy. Owner-occupancy is 63.8%. The town is about 13 miles north-northeast of central Plano, far enough that the companies we work with treat it as its own service area.

Older homes near downtown

Pier-and-beam houses with crawl spaces, original galvanized or cast-iron plumbing, several generations of roofing, and interior materials from before 1978. The common mold story is a slow plumbing or roof leak that wet framing for a long time, plus a damp crawl space that keeps subfloors from drying. Before tear-out, ask the companies whether lead paint rules (an EPA Lead-Safe Certified firm; the EPA runs the RRP program in Texas) or asbestos sampling apply. These are questions to ask, not blanket requirements.

About dark mold behind walls

2000s master-planned neighborhoods

Slab-on-grade two-story homes on Blackland Prairie clay, air handlers in the attic, roofs that have been through the April 2016 and spring 2024 storm seasons, and supply lines that froze in February 2021. Here the usual causes are a condensate drain backing up over a bedroom ceiling, a hail-damaged roof leaking at a valley, or a slab leak that warms one patch of floor for weeks. Mold follows the water; the plumbing, roof or HVAC repair is a separate trade from the mold work.

What the companies do, and who does what

Texas splits every hired mold job of 25 contiguous square feet or more between two licensed companies that cannot share an owner. The assessment consultant inspects, maps moisture and writes a remediation protocol. The remediation company files a TDLR notification (five days ahead, or next business day in a water emergency), sets up containment with negative air and HEPA filtration, removes the affected material per the protocol, and dries the structure. The assessor returns for clearance while containment is still up. Within 10 days the Certificate of Mold Damage Remediation (TDI form MDR-1) should be in your hands. We can connect you with both kinds of company, but no single company does both on one project.

Under 25 square feet you may clean it yourself or hire anyone, but if a small job uncovers more, the exemption is lost and licensees must finish it.

McKinney mold questions

My McKinney house is pier-and-beam. Does that change the mold job?

Yes, in two ways. A crawl space can hold damp soil and plumbing leaks out of sight, so the assessor should look under the floor, not just at the walls. Crawl space remediation is a listed line item in national pricing ($500–$2,000, Fixr 2025). And a house that old may contain lead paint or asbestos materials, so ask whether sampling is needed before any tear-out.

We are selling in McKinney. Do we have to disclose past mold?

Texas requires sellers to give buyers a copy of every Certificate of Mold Damage Remediation issued for the property in the previous five years (Occupations Code 1958.154). The general seller’s disclosure notice also asks about water penetration and prior repairs. That certificate helps you: it shows the problem was handled by licensed companies and the cause was fixed. This is general information, not legal advice.

Who pulls permits in McKinney if walls or plumbing have to be rebuilt?

The City of McKinney, not Collin County, issues building permits inside city limits. Mold cleaning and tear-out alone usually need no permit; replacing walls, re-piping, foundation work, a new roof or a new air handler usually do, and the trade contractor doing that work pulls them. Confirm with the city’s building department before the rebuild starts.
