Why Texas puts the inspection first

Texas is one of a handful of states that license mold work, and it splits the job in two. A mold assessment consultant inspects, samples if needed and writes the remediation protocol. A mold remediation contractor does the removal. Occupations Code 1958.155 says the same license holder, or anyone with an ownership interest in both, may not do both on the same project.

The company telling you how much mold you have is not the company paid to remove it. The assessor also returns at the end to confirm clearance and signs the certificate that protects you with insurers and buyers.

So in Plano the first call is rarely "come remove it." It is "come look, measure and tell me in writing what needs to happen."

What a licensed mold assessment covers

  1. Interview and walk-through

Where you see or smell it, what has leaked, the age of the roof and AC, and whether anyone has symptoms. In Plano expect questions about slab leaks and the February 2021 freeze.

  2. Moisture mapping

A pin or pinless meter on drywall, baseboards and the slab edge, often with a thermal camera, to mark how far the wet area runs. This is what tells you whether a stain is a 4 square foot bathroom job or a 60 square foot wall job.

  3. Sampling, only if it earns its place

Spore-trap air samples compare indoor and outdoor air; tape lifts or swabs confirm growth on a surface. Samples go to a TDLR-licensed lab. TDLR says species identification is usually unnecessary.

  4. Written report

Findings, readings, photos, lab results if any, the likely water source and what should come out. TDLR's name and contact details must be printed on it.

  5. Remediation protocol

If the affected area is 25 contiguous square feet or more and you plan to hire the work out, the consultant writes the protocol the remediation company must follow. It is specific to your house and delivered at least a day before work begins.

  6. Post-remediation clearance

After the removal, while containment is still up, the same consultant inspects visually, samples per the protocol, records temperature, humidity and moisture readings, and issues a passed clearance report. Then the Certificate of Mold Damage Remediation can be signed.

When testing is worth paying for in Plano

  • A musty smell with no visible growth. In slab-on-grade homes the usual suspects are a slab leak under the floor, a wall that got wet in 2021 and was dried but never opened, or an attic air handler drip. Moisture mapping finds it; air samples help confirm it.
  • A rental dispute. If a landlord says there is no problem, a dated report from a licensed assessor is the document that supports a written repair request under Property Code 92.052.
  • Buying or selling. Sellers must hand over any Certificate of Mold Damage Remediation from the prior five years; an assessment before closing tells you whether an old stain was ever properly handled.
  • After remediation. Clearance is required on a licensed 25+ square foot job and is what makes the certificate possible.
  • A doctor asked for environmental information. See a doctor for symptoms; this site gives no medical advice.

When mold is plainly visible on a bathroom ceiling or behind a leaking fridge, the EPA's view is that sampling adds little, since the material has to be cleaned or removed regardless. A good assessor will tell you that rather than sell samples.

What mold inspection and testing cost

Assessment companies set their own fees. These are national published ranges to help you judge a proposal.

Expect three possible invoices from the assessor: the initial inspection with or without samples, the written protocol, and the clearance visit. The remediation itself is a separate company and a separate quote. The full picture is on the cost guide.

Timing, documents and licenses

How long it takes. Most inspections are a single visit of an hour or two, and the written report tends to follow within a few days; lab results for air samples generally take a few business days more, though companies and labs vary. Ask each company for its own turnaround.

What you should receive. The Consumer Mold Information Sheet before work, the report, the protocol if needed, and later the passed clearance report. Licensees must carry at least $1 million in liability insurance; ask for proof.

Check the license. Mold Assessment Technician, Mold Assessment Consultant and Mold Assessment Company are the TDLR license types to look for. Only a consultant can write a protocol or sign clearance. Verify any number at tdlr.texas.gov/LicenseSearch. Plano Mold Experts is a quote service, not a licensee, and does not inspect anything.

Older homes. About 18 percent of Plano housing predates 1980, and nearly 44 percent of Richardson's. Ask whether ceiling texture, joint compound or sheet flooring in the work area should be sampled for asbestos before anyone cuts into it.

Questions to ask an assessment company

  • Is your license a Mold Assessment Consultant license, and may I have the number?
  • Do you or your owners have any interest in a remediation company you might recommend?
  • Which samples do you propose, why, and which TDLR-licensed lab will analyze them?
  • Is the protocol a separate fee, and what does the clearance visit cost?
  • Will the report state the likely water source so I know which trade to call?

Mold inspection and testing questions

Can the same company test for mold and remove it in Plano?

Not on the same project. Occupations Code 1958.155 says a license holder may not perform both mold assessment and mold remediation on the same project, and nobody may own an interest in both companies. The TDLR penalty is $2,000 to $5,000. This site can connect you with both kinds of company, but they will be two separate businesses.

Do I need mold testing, or just an inspection?

Usually an inspection. TDLR says identifying the species is usually unnecessary, and the EPA says sampling is generally not needed when mold is visible, because it has to come out either way. Sampling earns its fee when there is a musty smell with no visible growth, when a landlord or seller disputes the problem, when a doctor asks for it, or for the post-remediation clearance that the protocol calls for.

How much does a mold inspection cost in Plano?

HomeAdvisor's 2025 national range for a licensed mold inspection or test is $303 to $1,044, averaging about $670, with air-sample lab fees of $250 to $350 on top. Writing the remediation protocol and the later clearance visit are often separate line items from the same consultant. Plano prices come from the assessment companies themselves, so compare two written proposals.

What is a mold remediation protocol?

A written plan prepared by a licensed mold assessment consultant for your specific project. Under 16 TAC 78.100 it names the rooms and areas, estimated quantities of material, the removal methods, personal protection, the containment type and the clearance procedures and criteria. You receive it at least one calendar day before remediation starts, and the remediation company's work plan has to follow it.

Is a mold inspection the same as a home inspection?

No. A home inspection is a general pre-purchase review licensed by TREC. A mold assessment is an inspection, investigation or survey for mold, licensed by TDLR under Occupations Code chapter 1958. Some home inspectors add a mold screen, but only a licensed mold assessment consultant can write the protocol and sign the Certificate of Mold Damage Remediation that a legal Texas job requires.
